Specialist Steel Structure Solutions

Modular Steel Construction

Volumetric and panelised steel modules for buildings, homes, commercial and industrial facilities.

Solution Overview

Modular construction moves most of the work into a controlled factory environment. Steel module frames must be designed for lifting, transport and stacking, as well as for their final in-service condition.

Typical Applications

  • Modular Steel Buildings
  • Modular Homes
  • Modular Commercial Buildings
  • Prefabricated Steel Modules
  • Modular Industrial Facilities

Sector challenges

Challenges We Engineer For

  • Transport and lifting limits

Our engineering response Module sizes and weights are fixed early against route and crane constraints, and frames are designed for lifting and transport loads.

  • Stacking tolerances

Our engineering response Jig fabrication and dimensional checks on every module control squareness and corner locations so stacks remain plumb.

  • Inter-module load paths

Our engineering response Connections are designed for vertical and lateral transfer with realistic stiffness, and the building is analyzed as an assembled system.

  • Fire and acoustic separation

Our engineering response Separation requirements are coordinated with the architect and integrated into frame details and protection systems.

Engineering Solutions

A steel module must work as a lifted object, a transported load and a permanent structure, and the critical case is not always the final one. Our engineering team designs each module frame for lifting through defined points, for dynamic actions during road and sea transport, and for stacking loads when modules are placed above one another. The assembled building is then analyzed for gravity, wind and seismic actions with realistic inter-module connection stiffness, and we check how lateral load is shared between modules, cores and any podium structure.

Inter-module connections are central: we design them to transfer vertical and lateral load, accommodate stacking tolerances and remain accessible for installation. Where modules sit on a podium or alongside a steel or concrete core, we design the interface connections and tie-downs as part of the same load path. Code basis follows the project, such as IBC with AISC 360, CSA S16 with NBCC, or the Eurocodes.

Engineering Considerations

  • Module dimensions and weights within transport limits
  • Inter-module connections and load paths
  • Lifting points, temporary stability and stacking tolerances
  • Fire separation and acoustic performance between modules

One coordinated scope

From Engineering to Delivery on Site

Design optimization, fabrication, quality control, surface protection, export logistics and erection support managed as one scope, so interfaces between design, shop and site stay under control.

  1. Design Optimization

Modular economy depends on repetition and on module sizes that fit transport limits. We work with the architect to rationalize module types, standardize corner posts, floor and ceiling beams and connection kits, and align the structural grid with module boundaries. Light-gauge infill combined with hot-rolled or hollow section corner posts often reduces weight, and designing for repeated jigs shortens fabrication time.

  2. Fabrication Solutions

Module frames are built in jigs that hold corner posts, floor beams and ceiling beams in position during welding. This controls squareness, diagonal dimensions and corner fitting locations so that modules stack correctly. Welding follows the AWS D1.1, AWS D1.8 where seismic requirements apply, or EN 1090 requirements specified.

Each module receives a unique identifier linked to its location in the building, its lifting configuration and its connection kit, so installation proceeds in a controlled sequence. Openings for services and penetrations are coordinated in the BIM model and cut in the shop, and lifting points are fabricated and inspected as structural components, not afterthoughts, before any module leaves the factory.

  3. Quality Assurance

Our inspection and test plan for modular frames focuses on dimensional accuracy, because errors accumulate as modules stack. We check squareness, diagonals, corner post plumbness and connection positions for every module against tolerances specified in the design. Materials are traced to mill certificates, welds are inspected visually with further NDT where specified, and lifting points are inspected and recorded. Each module has its own QC record within the project dossier.

  4. Surface Protection

Module frames are usually enclosed in the finished building, but they must withstand transport, storage and periods of exposure before closure. We select primer or galvanizing for the expected exposure, often C2 to C3 under ISO 12944 for enclosed frames, with higher protection for external or podium elements. Fire separation between modules is coordinated with the architect, using board systems or intumescent coatings compatible with the frame finish.

  5. Export & Logistics

Modules are shipped as complete volumes or as flat-packed frames depending on route and destination. We plan module dimensions and weights against road and shipping limits, provide lifting and lashing arrangements, and sequence shipments by installation order and floor level. Connection kits are packed and labeled for each module. Export documentation includes packing lists, weights, centers of gravity and handling instructions for each unit.

  6. Erection Support

Module installation depends on accurate sequencing and lifting. We provide installation drawings, lifting configurations, stacking order and connection procedures to support the installer's method statement. Our engineers can advise on temporary stability during installation and on tolerance control floor by floor. Where agreed, we provide technical supervision or advisory support during installation of the first modules and key floors.

Frequently Asked Questions

Can steel modules be shipped overseas?

Yes. We size modules for road and shipping constraints and design frames for transport loads. Some projects ship flat-packed frames for assembly near site to reduce freight volume.

How are modules connected on site?

Modules are connected with engineered connection kits at corners and along beams, designed to transfer vertical and lateral loads. We provide detailed connection procedures and installation drawings.

Can modular buildings be used in seismic regions?

Yes. We design the lateral system and inter-module connections for the project seismic requirements, applying AISC 341 and AWS D1.8 provisions where specified.
